Isle of Man approves private medical facility conversion in Douglas

Kingsley Land and Property Ltd has received planning approval from the Isle of Man's planning committee to convert Howard Pearson House at Summerhill Business Park in Douglas into a private medical facility providing healthcare services including overnight accommodation for patients. The development will transform an existing office block in Victoria Road into a clinical facility with 13 consultation rooms and 15 day beds.

Isle of Man Today reported that the building will include five reception areas and specialist areas including radiology, an x-ray theatre, surgical areas and laboratories, together with consultation and treatment rooms, patient bedrooms, staff facilities and a small café. Applicants Kingsley estimated a maximum of 31 staff and 35 patients on site at any one time.

The planning application was submitted under reference 25/90843/C for change of use from office accommodation to private healthcare facility. The approval represents significant private healthcare infrastructure investment in Douglas, the Isle of Man's capital and largest urban centre.

Medics had previously warned that a standalone private hospital risked cherry-picking cases, though the planning committee ultimately approved the conversion. The facility will provide private healthcare services to Isle of Man residents and potentially medical tourists from neighbouring jurisdictions.

The development utilises existing commercial property at Summerhill Business Park, converting office space to clinical use rather than requiring new construction. This approach allows faster deployment of healthcare capacity whilst repurposing existing built infrastructure.

The Isle of Man operates a separate healthcare system from the UK's National Health Service, with both public and private provision available to island residents. Private healthcare facilities complement the island's public healthcare services, offering additional capacity and choice for patients seeking treatment.
